Balance of property sales in 2025 and forecasts for 2026

Property sales increase an 10.7% in 2025 compared to the previous year, and a final number reached of 705,357 property sales transactions, with the average price of housing increasing by 9.5% to €2,354 per square metre at the end of the year, a historic high according to the Real Estate Registry Statistics published by the Association of Registrars in February 2026.

The figures by type of property show a total of 556,091 transactions in 2025 for sales of second-hand properties, while in the case of new housing developments, the figure closed on 2025 is 149,266 sales of new homes. The provinces with the highest average prices in real estate transactions were Madrid with €4,241/m², the Balearic Islands with €4,101/m², Gipuzkoa with €3,981/m², Bizkaia with €3,389/m² and Málaga with €3,232/m².

The mortgage loan market also consolidated its best cycle of the last decade and 2025, closing last year with more than 498,500 mortgage loans, 14.5% more than 2024. The fall in interest rates initiated a year ago by the European Central Bank has allowed our country to return below of 2.7% average interest rates, making Spain one of the most competitive and accessible mortgage markets in the European Union.

Property sales forecast for 2026

The Property sales forecasts for 2026 focus primarily on the price of homes for sale, which is estimated to increase by between 3% and 10% due to the imbalance between supply and demand in the Spanish market. Similarly, 2026 is expected to be a fairly dynamic year for property purchases, maintaining its momentum due to factors such as the desire to improve the quality of housing, as well as the search for returns in the property market due to uncertainty over geopolitical and economic issues.
